Japan offers a relatively high standard of living, yet property prices appear more reasonable compared to countries like Taiwan. With the current weaker JPY, interest from overseas investors remains strong. However, Japan faces the challenge of approximately 9 million vacant houses, raising concerns about how to avoid the risk of acquiring a "negative asset."

Mr. Wang (王), president of a Japanese property agency based in Taiwan, mentioned:
"The price increase for houses is not as significant as that for apartments. That’s why we focus on selling apartments. For example, when Taiwanese people purchase houses for self-use, they often face problems in daily life, such as when putting out the garbage."

Mr. Jimmy Huang of CLERATH LIFE TAIWAN INC. also emphasized the importance of selecting the right location, stating:
"If you look for properties in the countryside, away from the city center, you may be able to purchase a larger property for a family with higher rental yields of 9-10%, priced around NTD 800,000 (approximately JPY 3.8M). However, if the properties are in areas with poor living conditions or weak transportation infrastructure, it can be difficult to find a new tenant once the previous tenant moves out. Additionally, if repairs to the interior or equipment are needed, the costs may exceed a few months’ rental income."
Experts warn that properties with high rental yields come with corresponding risks.
