"Property investment is a medium-risk, medium-return option. It carries lower risk than stocks or forex (FX) but offers higher returns than deposits and bonds, making it an attractive and well-balanced investment."
◆How apartment investment works?
You purchase a property with a bank mortgage. Even with a small down payment, you can start investing and repay the loan using the monthly rental income. Once the loan is fully paid off, the property will be mortgage-free, and the rental income will become your asset. If the property's value increases, you may also profit from reselling it. "However, any investment can carry risks."
Mr. Takahashi:
"The biggest risk is vacancy: no tenants, no income. It's important to invest in attractive properties to secure tenants."

Mr. Takahashi:
"It is important to choose a location with high rental demand, such as areas popular with students, office workers, and families. Big cities like Tokyo, Osaka, and Nagoya are particularly advantageous. While rural and suburban properties are more affordable, they have smaller populations, lower property liquidity, and a higher risk of vacancy. City center areas are preferable, even if they are more expensive."

◆Will Japanese interest rates rise in the near future?
Mr. Takahashi:
"Interest rates generally rise when the economy overheats, but Japan's current economy is not as strong as the bubble economy of around 1990. I believe the likelihood of a sudden increase in interest rates is low, so there is no need to be too concerned for now."
◆What should I focus on when purchasing property?
Mr. Nakayamada:
"It all comes down to location. When it comes to property investment, residential properties for single residents are the safest. Rental demand is high, and considering future price increases, areas inside the JR Yamanote Line (central Tokyo) are ideal. I'm looking for a property expected to increase in value due to the inflation trend."

"Land prices in Tokyo's 23 wards have been rising since 2010, and this upward trend is expected to continue. Apartment prices in the city center are unlikely to decline, depending on the location and quality of the property. Tokyo is expected to continue seeing an influx of people from across the country, increasing rental demand. Meanwhile, as supply cannot keep up, properties in the city center have become increasingly rare."

"Market rent prices are on the rise. Due to the balance of supply and demand, tenants are likely to accept even a slight increase in rent. There is a strong tendency to prioritize soundproofing and security, and the reinforced concrete structure of CONCIERIA is highly rated by tenants."

Mr. Nakayamada:
"I used to work in the foreign financial industry, and I started investing to secure a stable future. I believed that owning properties would allow me to live off the rental income, even if my income from my main job stopped."
