A Unique Trend: "Immigrating to Japan"
More Taiwanese are purchasing property in Japan as retirement homes, driven by the weak JPY.
~ Purchasing with NTD effectively offers a 30% discount. In some cases, prices have surged past JPY 100 million - putting them out of reach for many local Japanese residents. ~
The program covered the growing trend of Taiwanese people immigrating to Japan for retirement.

In recent years, interest in Japanese property from foreign investors, including those from Taiwan, has been growing. The Japanese government is concerned about "speculative purchasing" and is preparing to launch an investigation into the situation.

Japan experiences strong tourism demand year-round, with cities like Tokyo, Kyoto, and Osaka especially attracting attention as areas where property values are expected to rise. There is strong interest in studio-type units for single occupants, particularly for rental purposes.
-------------------------------------------------------------------------------------------------------------------------------
Reportedly, around 70% of Taiwanese people who purchase property in Japan do so for post-retirement living. Most of these buyers are aged 46 or older, with a budget ranging from NTD 15 to 20 million (approximately JPY 70 to 95 million).
In 2025, property purchases in Japan by Taiwanese people have been accelerating progressively, with the favorable exchange rate being a major contributing factor. At current rates, purchasing property in Japan with NTD effectively provides a ”discount of about 30%”.
Kyoto stands out as a particularly popular area, thanks to its convenient access from Osaka and its familiarity as a beloved tourist destination among Taiwanese visitors.
------------------------------------------------------------------------------------------------------------------------------
This trend is not limited to Taiwan - buyers from China, Korea, Singapore, and other countries are also increasing. Some properties in central Tokyo are now priced at over JPY 100 million. This surge in prices has reportedly made it increasingly difficult for young Japanese people to afford homes. In response, the Japanese government has begun closely monitoring property purchases by foreigners
Cross-border property purchases are heavily influenced by differences in each country’s legal and regulatory systems. In particular, the real estate frameworks in Taiwan and Japan differ significantly. For those considering “migration to Japan” it is essential to create a solid financial plan and carefully compare multiple options before making a decision.
